Construction Underway At Pasadena Crossroads

After months of anticipation, the community can finally see some progress happening at Pasadena Crossroads, the 319,518-square-foot shopping center at the intersection of Ritchie Highway and Jumpers Hole Road.

“We’re under construction on almost everything,” said Rob Meeks, leasing officer with the Sterling Organization, which manages the center. “We have a good lineup of the best-in-class retailers, and it will totally rejuvenate that center.”

Although many of the storefronts have stood empty since Kmart, Rugged Warehouse, Babies R Us and other retailers closed down, new tenants will move in to open up shop once construction is done. Hobby Lobby, which will go into the old Kmart location, is expected to be the first to open. It will be followed by Home Goods, TJ Maxx and Sprouts Farmers Market. Meeks declined to give a timeline because “a lot can change with construction,” but he expects everything will be open in 2019. He added that there have not been any problems with construction. “So far, everything has been good,” he said.

The change is great news for the businesses currently operating in the center. “From our perspective, it’s greatly needed because it was an older center,” said John Cole, owner of Party City. “It’s going to be the newest shopping center in the area. It’s going to drive huge numbers of traffic because it’s going to be so different. It’s a total transformation.”

Cole added that business has been “rough” since many of the previous retailers left, causing a “downturn in the number of people” visiting the center. “We rely on foot traffic based not only on what we have to offer but on what other retailers offer,” he said. “This is greatly needed from a business side.”

Others are looking forward to increased traffic to the center as well. “It’s going to bring brand awareness and a lot of new business to the area,” said Jennifer Thomas, business development officer for BayVanguard Bank, which is housed in a pad site in the shopping center. Thomas added that losing retailers in the shopping center did not hurt the bank, but she expects BayVanguard will benefit from having more people come and go in Pasadena Crossroads on a regular basis once new stores are in operation.

Similarly, Chick-fil-A has had a steady customer flow, but owner Patrick Cozadd expects increased traffic will be a boon. “When you get a new group of customers who are interested in new retailers, that will give us new customers to serve,” he said. “We did have a lot of relationships with employees from Babies R Us and Kmart, and it was sad to lose them, but at the same time, you look forward to meeting the employees of the new retailers and look forward to being able to serve them.”

Cole expressed hope that construction will be finished and new retailers will be in business by fall, and he looks forward to seeing the community enjoy all that Pasadena Crossroads has to offer. “We think the center is going to be extremely vibrant,” he said. “There’s going to be a ton of activity. There’s so much newness. We see nothing but benefits.”
