St. John Properties Inc. Attracts Chipotle And Additional Tenants To Lakeshore Plaza

St. John Properties Inc. has attracted four new tenants to Lakeshore Plaza, a Safeway Food & Drug-anchored neighborhood shopping center located in Pasadena. Highlighted by fast-casual restaurant Chipotle Mexican Grill and the first Baltimore-area location for Dickey’s Barbeque Pit, the additional activity comprises of more than 11,000 square feet of space and includes leases with Anne Arundel County Public Library and Pho Dena. Bill Holzman, vice president of retail leasing, and Eric Llewellyn, retail leasing representative for St. John Properties, represented the landlord in all four leasing transactions. The 162,000-square-foot retail center is now 96 percent leased.

Chipotle Mexican Grill’s location at Lakeshore Plaza, situated in a freestanding building fronting Mountain Road, features the company’s first Chipotlane in the Anne Arundel County area. Introduced in the U.S. in 2018, the Chipotlane concept has a drive-thru pickup lane for digital orders only, providing customers and delivery drivers with a swift and convenient experience. According to Chipotle, recent restaurant openings incorporating this digital order only pick-up lane have shown increased sales and improved profitability compared to the traditional Chipotle restaurant model.

With nearly 3,200 locations, Chipotle is considered among the largest quick serve restaurant chains in the United States. The company is a leader and innovator in the food industry and is committed to making its food more accessible to everyone. Andy Segall of Segall Group represented the tenant, which is now open for business.

Dallas, Texas-based Dickey’s Barbecue Pit currently operates more than 550 restaurants in 44 states, including three in Maryland, with the other two locations in Calvert and Prince George’s counties, and a fourth slated to open in Baltimore City later this year. The restaurant chain specializes in slow-smoked dishes cooked on a hickory wood open-fire pit such as beef brisket, pulled pork, pork ribs, chicken breast and different varieties of sausage and kielbasa. Signature side dishes include loaded baked potatoes, macaroni and cheese, hand-cut French fries, macaroni and cheese, green beans with bacon, and barbecue beans. The restaurant, which is currently open for lunch and dinner, also has a full bar.

“We consider Lakeshore Plaza the primary retail shopping center serving the entire Pasadena peninsula, and [we] believe our restaurant will perform extremely well in this marketplace,” explained Dickey’s franchise owner Steven Turnboo, who is a Purple Heart veteran. “I am extremely familiar with this area, and with a strategic location at the axis of Maryland Route 100 and Mountain Road, Lakeshore Plaza is where people come together to congregate and shop.

“Dickey’s, with its distinctive sauces and rubs, is legitimate Texas barbecue, and consumers will notice the difference. We consider customers as our guests and invite them to enjoy food in our family-friendly atmosphere as if they were eating with neighbors in their kitchen. This laid-back atmosphere is all part of the vibe which separates us from other barbecue brands.”

Anne Arundel Public Library will relocate to a 3,870-square-foot space within Lakeshore Plaza later this year, after moving from its existing branch location at 4730 Mountain Road. David McClatchy and Trish Farrell from MacKenzie Commercial represented the tenant in this transaction.

Vietnamese-style fast-casual restaurant Pho Dena, featuring a variety of rice, noodle, beef and chicken menu items, will occupy 2,700 square feet at the shopping center and plans to open this summer.

Lakeshore Plaza is also anchored by Two Rivers Steak & Fish House, Ace Hardware and Dollar General, and includes a diverse array of tenants including Dunkin’, Hallmark, Five Guys Burger and Fries, Sport Clips and Verizon. The center is approximately eight miles from Interstate 97, 10 miles from Interstate 695, 14 miles from Annapolis and 20 miles from Baltimore. Nearly 130,000 people, with an average household income approaching $150,000, reside within a five-mile radius.

“With this latest leasing activity, we have added three compelling operators to the Lakeshore Plaza tenant mix, including two with unique features to the greater Anne Arundel County region,” stated Bill Holzman. “Together with a new Anne Arundel County Public Library branch, Lakeshore Plaza continues to offer the products and services that are important to the local community.”
